Buying A Property In Airport Housing Society, Rawalpindi - Good Move?
The airport housing society Rawalpindi was launched in the mid-90s for the employees of Benazir Bhutto International Airport. It is shown to be in the bounds of Islamabad Capital Territory on google maps, but honestly speaking, it falls in the jurisdiction of Rawalpindi Development Authority (RDA) and it has also permitted a NOC to the society and it is a cooperative housing society as well.
This society was launched over two decades ago in the immediate region of the airport, it’s obvious that this society was destined to attract genuine buyers. So, let’s find out where this society stands in terms of meeting the expectations and needs of the residents.
Details About This Project:
Airport Housing Society, also known as The Airport Employees Cooperative Housing Society, is located on Airport Road near Islamabad Expressway’s Koral Chowk. It consists of four sectors; Sector 1, Sector 2, Sector 3 and Sector 4. Well, if we talk about it in terms of location, this society is surrounded by many prime residential developments and important road infrastructure so this society offers great perks.
Some of these major developments include the under-construction signal free corridor, also known as Islamabad Expressway, Benazir Bhutto International Airport, Chaklala Cantt, Gulberg Residencia, Pakistan Town, Bahria Town Phase III, PWD Housing Society and DHA Phase II and IV.
At this time, Sector I, Sector II and Sector III are left with no plots but houses are still available there. Sector IV is 50% developed now and comprises of Blocks A, B, C, D, E, F, G, H and I according to Ashraf Real Estate Builders. Possessions have been also granted in Block A, B, C and D. If we talk about the speed of development work on the 50% remaining land in Sector IV, then according to Hafeez Uddin of Ashraf Real Estate and Builders, it’s not very much admirable as it’s difficult to talk about how much time it’ll take to complete it soon.
This society features houses and plots in size of 5 marla, 6 marla, 7 marla, and 10 marla.
Have A Look At These Issues:
Being a project that is almost 25 years old, infrastructure in such project is not in a very good condition. Resident’s main concern wouldn’t be broken roads, but the availability of civic facilities such as; electricity, proper supply of water and gas. To sort out these issues, the residents of Airport Housing Society have recorded their protest multiple times but still, the situation hasn’t improved in their favor.
If we compare Airport Housing Society with the housing societies that are in the same neighborhood, the property rates of both plots and houses are lower, but this doesn’t mean that the demand is low. Many renters and buyers are looking for affordable options, in a prime location in the twin cities; Rawalpindi and Islamabad. The demand among tenants for budget options is even higher, which is the only reason that rental price tag of houses in this society has remained stable.
