What Are The Chances That Topcity-1 Will Make A Comeback?

Top city is one of the schemes located near New airport in Islamabad. There are rumors about this scheme that It is not performing well. Despite this fact, the society is one of those societies that could greatly benefit from new airport in future if all the planning goes its way.

Marketable Position:

If we talk about the market position, there are a lot of rumors about its position.

Some of the legal issues remain there but most of the land issues are being solved. All these factors have an adverse impact on the society and as a result, it is not performing well. However, there are many other reasons like prices going down on Eids and getting back up around Muharram which badly impact the market position. As most issues are being resolved, it is expected that market would go up after Muharram.

The map of the society has been designed and sent to RDA office for approval. The society has taken some serious steps for possession which will be announced soon for A,B,C,D,E,F. It may also be learned that if the owner of the plot files an application, then the work on undeveloped streets will get done more quickly.

The developer may also announce that those people who are constructing the first floor of the houses on 1 Kanal plots would be given PKR 5,00,000 by the society while those who are the owners of 10 Marla plots would receive PKR 250,000.

If we talk about basic utilities, then water and electricity are available while the gas connection is waiting for approval by SNGPL.

Prices of Plots:

The price of 5 Marla plot is around PKR 2.3 million and PKR 2.5 million.

The price of 10 Marla plots is around PKR 3.5 million and PKR 6 million. The range totally depends on block and location type.

For Example: Block A is more expensive as it is nearest to the gate and prices of 10 Marla plots over there are around PKR 5.3 million and PKR 6 million.

Similarly, In block B,C,D, the price of 10 Marla plots are between PKR 4.3 million and PKR 6 million.

But in blocks E and F, the prices are in between PKR 3.3 million and PKR 4 million.

In block B, the prices for 1 Kanal plots are around PKR 8 million and as high as PKR 17 million – again depending on the location while the average price over there is PKR 8.5 million to PKR 9 million.

In Block C, the prices for 1 Kanal plots are in between PKR 6.5 million and PKR 8 million.

While if we talk about blocks E and F, the prices are in between PKR 5 million and PKR 6.5 million.

10 marla plots are the most in demand in society.

Future Expectations:

This society has a carpeted road to Kashmir highway. The work on society’s gate is also in progress. While the loop given by National Highway Authority to TopCity-1 and Mumtaz city is under construction and both societies have paid NHA for this, the area that provides access to the airport will also be completed soon. Moreover, the possession and construction are going to begin for hundreds of people that have applied and the Airport is finally going to inaugurate soon. These all points will define the TopCity-1 in its best manner.
