Analyzing The Whole Picture of Gulberg Residencia Islamabad

There is good luck charm from the under-construction Islamabad Expressway to all the societies nearby. And Gulberg Residencia is one of them. Meanwhile, real estate investment volume has been gradually decreasing from the last couple of weeks.
This is the report that will help you in understanding those factors that have to fall in investment volume of the society.
Litigation Woes:
There is a lot of issues like litigation etc. There is more than 50% of land that is stuck in litigation issues and the developer is still busy in resolving the issues. The fact is that they don’t get possession of land in many blocks. Blocks I, E and G are the ones where there is complete development and acquisition of land. And the property rates in these blocks are higher and any constructors have started building their houses in these blocks.
The developer has acquired and developed about 50% and 75% in blocks L and V. And blocks A and B are 20% developed and cleared. Major litigation issues are in blocks H, K, M, O, and P while remaining 50% of the land is available for block N. The developer has acquired 100% of the land without any development in blocks B, F, R, S, and T.

Slow pace of development:
The speed of development work in the project is low due to the litigation issues. The last two months was the construction of Gulberg Interchange and the bridge that connects Gulberg greens with Gulberg Residencia and the real estate activity has witnessed to that activity. There is an interesting thing that in terms of the development of work, the opposite in Gulberg greens has to be seen that is an exclusive farmhouse project targeted the upper class.
What’s Coming Up Next?
There are rumors that developers are looking for possession in upcoming 3 months for plots in blocks B, F and R. So, it is expected that property rates in these blocks would increase. Further, the auction of commercial plots in Block D Markaz which is basically a commercial sector is also planned in June this year.
Where To Invest?
If you have sufficient capital then just wait for the auction of commercial lots in D Markaz but if you don’t have that much capital then you can go for residential plots in Blocks B,F,R and P for developed areas. According to some of my sources, I have come to know that 1-Kanal residential plots in block P would provide better gains in short term.
